How we work — introductions, not your landlord

ZEN acts as a real-estate agent introducing prospective tenants to independent property owners and their representatives. ZEN is not the owner, landlord or lessor of the villas shown on this site, and is not a party to any tenancy you enter into. Your lease is a direct agreement between you and the property owner. We do not hold client money except where expressly agreed with you in writing.

Listings & property information

Listings, prices, availability, sizes, photographs, amenities, school distances and other property details are provided for general information. They are sourced in part from owners and third parties, may contain errors, and may change or be withdrawn at any time without notice. Nothing on this site is an offer, a guarantee, or a contractual representation. Always confirm material details — price, availability, lease terms, condition, permitted use and pet policy — directly and in writing before relying on them or making any payment.

Not legal, visa, tax or medical advice

Information on visas (DTV, LTR and others), international schools, pet import, healthcare, banking, tax and Thai law is general guidance only. It can become outdated, and it is not legal, immigration, tax, financial or medical advice. Rules change frequently. Confirm current requirements with the relevant embassy, the Thai Department of Livestock Development, the school, a licensed advisor or a qualified lawyer before acting. This page is provided for transparency and is not a substitute for independent legal advice.

What we collect

• Information you give us in the quiz: name, phone, email, family details, budget, neighborhood and school preferences.
• Marketing attribution: utm parameters, gclid/fbclid/ttclid identifiers, referrer, landing page, anonymous browser fingerprint, IP-derived country.
• Standard server logs (request IP, user-agent, timestamp).
• Cookies: a single first-party cookie zen_attr for attribution (180-day expiry, SameSite=Lax).

Legal basis & how long we keep it

Where the GDPR or similar laws apply, we process your data on the basis of your consent (marketing emails), our legitimate interest (responding to your inquiry, measuring marketing, preventing abuse), and steps taken at your request before entering a contract. We keep inquiry and CRM records for as long as needed to help you and for a reasonable period afterwards — typically up to five years from your last contact — then delete or anonymize them, unless a longer period is required by law.

What we do with it

• Reach out via WhatsApp / email to send your shortlist and answer questions.
• Send a transactional welcome email and (with consent) follow-up educational emails.
• Store records in our CRM (amoCRM, hosted in the EU). Attribution data is used to measure marketing channels and improve campaigns.
• We do not sell your data. We do not share it with third parties beyond our processors (Vercel for hosting, Sanity for CMS, Resend for email, Inngest + amoCRM for CRM, and Google / Meta / TikTok for analytics and advertising).

Your rights

You can request access, correction, or deletion of your data at any time by emailing support@zenrealproperty.com. We respond within 14 days. You can also unsubscribe from any marketing email via the link in the email footer.

Intellectual property

All content on this site — text, photographs, video, graphics, and the ZEN name and logo — is owned by ZEN Real Property Co., Ltd. or used under license, and is protected by Thai and international copyright and trademark law. You may not copy, republish, scrape or reuse it without our prior written permission. Some property photographs are supplied by owners or licensed from third parties.

Limitation of liability

To the fullest extent permitted by Thai law, this site and our introductions are provided on an as-is basis. ZEN is not liable for the accuracy or completeness of listing or reference information; for the acts, omissions or property of third-party owners, landlords, schools, visa offices or other service providers; or for any indirect or consequential loss arising from your use of the site or reliance on its content. Nothing here excludes any liability that cannot be excluded under Thai law.

Cookies & analytics

We use Google Analytics 4, Yandex Metrica, Meta Pixel and TikTok Pixel for marketing measurement. These set their own cookies in addition to zen_attr. You can disable them via your browser's privacy settings or our cookie banner (when applicable to your jurisdiction).

Governing law & jurisdiction

These terms and your use of this site are governed by the laws of the Kingdom of Thailand. Any dispute will be subject to the jurisdiction of the courts of Phuket, Thailand.
